Arete Residential was born from nearly five decades of investment wisdom through our parent company, Archway Equities, which has successfully built and safeguarded a $1B+ portfolio across vibrant Sun Belt markets including Dallas, Austin, Raleigh, Nashville, and Atlanta. Since 1974, Archway has thrived through multiple market cycles by prioritizing long-term value, disciplined execution, and exceptional asset stewardship.
For years, Archway partnered with third-party operators to manage its properties. But as markets evolved and performance demands increased, one truth became clear:
sustainable excellence requires direct influence over culture, people development, technology, and operations. Properties weren’t reaching their full potential because Archway could not holistically shape the resident and Steward experience. This realization sparked a transformational decision—the creation of Arete Residential, a purpose-built management company designed to elevate every touchpoint of community life.
To lead this new chapter, Archway secured Kelli Dowdney, one of the most respected operators in the industry—celebrated for scaling portfolios by thousands of units and for pioneering a people-first leadership model rooted in empowerment and accountability. Her belief that “profitability lies in the hands of the people” aligns perfectly with Arete’s philosophy and the ancient Greek ideal of Arete: the pursuit of one’s highest potential.
